Straight forward and stress free

We offer a competitive fixed fee conveyancing service.  Unlike a lot of other firms we do NOT charge additional fees for completing an SDLT return on your purchase

 

The above is included in our basic fee, details of which are set out below

 

Conveyancing costs / our basic fee (Sale)

 

Our basic fee includes our costs for acting for you in dealing with a routine sale transaction.

This includes:

 

  • Taking initial instruction / complying with Law Society due diligence requirements

  • Obtaining title documents and drafting contract for sale

  • Dealing with enquiries raised by the buyers lawyers

  • Approving transfer and replying to requisitions

  • Updating you as to progress of the transaction

  • Correspondence with you and the buyer’s lawyers and estate agents

  • Dealing with exchange and completion

  • Dealing with the discharge of a single mortgage on completion (including obtaining a redemption figure and telegraphically transferring sufficient funds to discharge the charge to the mortgagee)

  • Reporting to you with a completion statement and taking instructions from you on how you want the net proceeds of sale released to you.

In addition to our fixed costs we charge £20 plus VAT for sending you the net proceeds of sale by telegraphic transfer.  We make no charge for sending you the net proceeds of sale by cheque.

 

What are disbursements?

Disbursements are costs relating to your sale or purchase that are payable to third parties such as obtaining title documents from the Land Registry and obtaining replies to leasehold enquiries or a leasehold information pack from the managing agents.

 

How long will my sale take?

This depends on several factors including the number of persons in the chain.  On average the sale process takes between 4 and 10 weeks depending on title complexity and the amount of people above / below you in the chain (if any)

 

What is an indemnity policy?

Sometimes we encounter unforeseen difficulties in a sale or purchase such as missing title documents or a lack of evidence of planning permission, building regulation approval or covenant consent for alterations to a property.  These problems are usually resolved with some form of title indemnity policy.  The cost of a policy varies depending on the defect to be covered and the sale price of the property.  Full details of the cost of the policy will be made available to you if or when one is requested by the buyer’s lawyers.

Our basic fee includes our costs for acting for you in dealing with a routine purchase. 

This includes:

 

  • Taking initial instruction / complying with Law Society due diligence requirements

  • Receiving and checking seller’s contract and title documents

  • Receiving and checking property information form and fixtures and fittings list

  • Raising enquiries

  • Correspondence with you and the seller’s lawyers

  • Commissioning searches

  • Receiving and checking your mortgage offer

  • Updating you as to progress of the transaction

  • Drafting transfer and requesting replies to requisitions

  • Exchanging contracts and completing your purchase

  • Discharging your liability for SDLT (if any)

  • Registering you purchase at HMLR

What are disbursements?

Disbursements are costs relating to your purchase or sale that are payable to third parties such as search fees, Land Registry fees and stamp duty.

 

How much will stamp duty be?

This depends on the purchase price of your property.  You can calculate the amount you need to pay by using HMRC’s website https://www.gov.uk/stamp-duty-land-tax

 

How long will my purchase take?

This depends on a number of factors including mortgage offer availability and the number of persons in the chain.  On average, the process takes between 6 to 10 weeks.

Our basic fee includes our costs for acting for you in dealing with a routine remortgage. 

This includes:

 

  • Taking initial instruction / complying with Law Society due diligence requirements

  • Receiving and checking title documents

  • Correspondence with you and the mortgagee

  • Commissioning searches (if required)

  • Receiving and checking your mortgage offer  

  • Discharging your mortgage

  • Registering mortgage at HMLR

  • Accounting to you with a completion statement

 

Mortagage of a freehold property @ £125,000

The above quotes have been prepared on the basis that a no search indemnity policy is obtained in lieu of commissioning searches.  Most lenders will accept a no search indemnity policy which is a cheaper option for you than commissioning searches.
