Conveyancing costs / our basic fee (Sale)
Our basic fee includes our costs for acting for you in dealing with a routine sale transaction.
This includes:

In addition to our fixed costs we charge £20 plus VAT for sending you the net proceeds of sale by telegraphic transfer. We make no charge for sending you the net proceeds of sale by cheque.
What are disbursements?
Disbursements are costs relating to your sale or purchase that are payable to third parties such as obtaining title documents from the Land Registry and obtaining replies to leasehold enquiries or a leasehold information pack from the managing agents.
How long will my sale take?
This depends on several factors including the number of persons in the chain. On average the sale process takes between 4 and 10 weeks depending on title complexity and the amount of people above / below you in the chain (if any)
What is an indemnity policy?
Sometimes we encounter unforeseen difficulties in a sale or purchase such as missing title documents or a lack of evidence of planning permission, building regulation approval or covenant consent for alterations to a property. These problems are usually resolved with some form of title indemnity policy. The cost of a policy varies depending on the defect to be covered and the sale price of the property. Full details of the cost of the policy will be made available to you if or when one is requested by the buyer’s lawyers.
